Important Definitions in Landlord and Contents Insurance

Accidental A sudden, unexpected event which is not due to negligence, misuse, mechanical or electrical fault or reckless behaviour
Building
A simple definition is anything on the premises that would normally be left behind if the property was sold

Contents
This refers to anything that you would normally take with you if the property was sold
Deductibles
Deductibles are amount retained per loss or per policy period by you as the insured. See also Excess and Franchise
Domestic Employee
Domestic staff, cleaner, gardener, caretaker or any occasional employee undertaking repairs or decorations in connection with the building covered by this policy, employed by you
Endorsement(s)
A change to the terms of the policy shown separately in your policy schedule
Excess
The first amount of any claim for which you are responsible. The amount of Excess is usually smaller than deductibles mentioned above. See also Deductibles and Franchise
Garden
The flower-beds, lawns plants, shrubs or trees, ornaments or statutes in the garden within the boundaries of the buildings
Fire
Fire is actual burning damage following ignition. Losses covered would include those directly linked with the fire i.e. proximately caused by the fire.  Water damage and other direct consequences of the fire brigade attending and fighting the fire
Franchise
A policy franchise is a policy condition where claims below a set level are not paid but claims above this level are met in full. See also Deductibles and Excess
Indemnity
This refers to a type of insurance cover which provides settlement that takes account of wear and tear to the property
New for Old
This is also known as reinstatement because the level of settlement allows the insured to reinstate the property completely
Outbuildings
Sheds, greenhouses, summer houses, other buildings (but caravans, mobiles homes or motor homes) which do not form part of the main building of the home and are used for domestic purposes
Policy
Your policy booklet and most recent policy schedule including statement of fact and endorsements
Policy Schedule
The document that gives details of the cover you have. The policy is personalised to you in this section by the inclusion of your personal details
Rebuilding cost
The full cost of rebuilding your property in the same form, size, style and condition as when new including the cost of complying with local authority and other statutory requirements, fees and related costs
Terms
This refers to exceptions, conditions and limitations which apply to your policy
Unfurnished
Not enough furniture and furnishing for normal living purposes
Unoccupied
Not lived in by you or your family for more than 30 consecutive days
Valuables
This refers to jewellery, articles of or containing gold, silver or other precious metals, cameras, watches, furs, paintings or works of art and collections of stamps, coins and medals
Valued policy
This refers to an arrangement where the level of settlement is agreed at the outset of the policy
